Commissioning

Commissioning is a systematic process of ensuring that a new building’s complex array of systems is designed, installed, and tested to perform according to the design intent and the building owner’s operational needs. It is a process that starts prior to the building design and continues throughout the first year of occupancy.

Pre-Design

The Commissioning process starts in pre-design where One Stop Energy Services works with the owner to develop the Owner’s Project Requirements. This document becomes the benchmark of the owner’s expectations and needs from a operation and performance standpoint.

Construction Phase

The construction phase consists of site visits and documentation review to make sure the items beings installed and the quality of the installation meet the requirements of the Owner’s Projects Requirements. Weekly site visits are performed by One Stop Energy Services to review the installation progress, locate any issues areas, and work with the Construction Team to resolve issues that arise. Construction checklists are used to assist in this process and to document the construction of the building for the Systems Manual.

As the Construction Phase comes to completion functional testing is completed on the Mechanical and Electrical systems to verify they are operating as required by the Owner’s Project Requirements and that of the design intent. With the building in operational status training of the building personal and owner is performed to provide the knowledge required to maintain the building operation at optimal performance.


 

Design Phase

During the design phase the commissioning agent reviews the design documents to verify that the requirements laid out in the Owner’s Project Requirements are being met. Building maintainability, energy goals, building constructability, and system control are just a few examples of items reviewed throughout the design process.

Occupancy & Operation Phase

After the building has been turned over and the owner has taken occupancy, One Stop Energy Services continues to be a resource for the owner. A 3 month, 6 month, and 10 month walk thru of the facility are performed to observe building operation and discuss any issues that may exist with the building personal. System testing is completed during this period to verify equipment real world operation. One Stop Energy Service’s assists the owner in locating and resolving any operation issues in the first 10 months of operation while the building is under it’s first year warranty. It is One Stop Energy Service’s main goal to leave the Owner with a functioning building that meets their requirements for many years of trouble free and efficient operation.
